Years ago, the two of us were working at a commercial real estate company, and we kept fielding the same call: do you have a small warehouse for my business? The honest answer was no. Nobody was building for businesses that size.
But we realized we could. Instead of handing an entire warehouse to one large tenant, what if we divided it into many smaller units and helped small businesses find a space sized exactly to their needs?
We opened our first WareSpace in Washington, D.C. and filled all 40 units almost immediately. So we did it again. And again. Today there are WareSpace locations across the country, and they keep filling up.
Along the way we threw out the parts of commercial real estate that punish small businesses. No long-term contracts, no personal guarantees, no terms written for companies ten times your size. Just your own private unit with Wi-Fi, loading docks, equipment, racking, and on-site support already handled, so you can focus on the business you're actually trying to grow.
